AP Thailand Public Co., Ltd., a leading developer of residential properties under a mission to EMPOWER LIVING to fulfill every life purpose with valuable and meaningful product and service innovations, is on the offensive in the property industry after having detected continued positive customer sentiments.
The company is preparing to transfer ownership in Life Asoke-Rama 9, a joint venture condominium project worth Bht 9,800 million it says is a prototype for next normal co-living, offering a peace of mind in 7.5 rai of its common areas that exemplify ‘The Future of Longevity Design’. The development highlights four approaches to live a next normal life covering such dimensions as density management, quality air, a community of trust where every area is away from germs, and a digital platform for quality of life management after moving in.
Mr. Vittakarn Chandavimol, Chief Corporate Strategy and Creation, AP Thailand Public Co., Ltd., said that “the company is preparing to deliver Life Asoke-Rama 9, its 11th new joint venture condominium project with Japanese partner Mitsubishi Estate Residence (a company of the Mitsubishi Estate Group), that has been completed and will have ownership in the units transferred to buyers in August. And in anticipation of a change in lifestyles as a result of the COVID-19 pandemic, particularly in the public area which might cause concern for those having to use it together, the company is introducing the future of longevity design, a new concept of space designing and management for sustainable co-living that has been piloted at Life Asoke-Rama 9 development.”

“We have studied consumer insights regarding urbanites living together amid the COVID-19 pandemic and found that three things are considered by people as crucial: 1. Density. How facilities are managed in a project to suit traffic in each space 2. Health. The desire to have a good health 3. Technology. The search for technology that will make living comfortable and convenient. All are tough challenges to ensure confidence and to make living during and after the crisis peaceful, safe and happy without a burden in maintenance and expenses in the future,” Mr. Vittakarn said.
The philosophy of the future of longevity design applied in Life Asoke-Rama 9 project for next normal co-living consists of four elements.
“It is not far from the truth to say that this is the first time in the real estate history of Thailand for the introduction of a design concept that attaches importance to the management of the common areas in the next normal context together with the management of post-move in management. Eventually, we believe human beings still need to socialize. The design change is the starting point in ensuring our customers have confidence and peace of mind living in our projects,” Mr. Vittakarn said.
Mr. Pachrah Jayasiri, Director, AP Design Lab, said “the pandemic presents a tremendous challenge because the key thing apart from thinking and acting fast is the need to redesign different areas in response to change in how common areas are used. All dimensions have to be taken into account to ensure that customers will not have a burden nor will they have to redesign anything when the pandemic is over. As for Life Asoke-Rama 9, at the time when the World Health Organization announced the pandemic (in March), the project had been 90% completed with only small landscaping and interior work left unfinished. But to ensure peace of mind and confidence, the company decided to redefine common area spacing by taking into account human proportion in relation to social distancing from 1.20 metres to 3.00 metres. It also introduced the new concept of Space Within Space in designing private spaces inside public spaces e.g. Pavilion Space where reception spaces are made into separate smaller pavilions to support groups in the lobby or the design of Cocoon Seat, a privacy-enhancing couch.”
“Great attention is paid to quality air inside Life Asoke-Rama 9 project, and to saving energy and maintenance costs in the long term. For example, ventilation design is used to generate air circulation inside the lobby with its ceiling over 4.5 metres high. The use of AP Corridor Window – AP’s proprietary design, ensures 24 hours of natural air circulation. Plasma Cluster Technology is installed in the passenger lift, the lift lobby and close spaces like Private Co-Working Room and Private Workout Space to eliminate airborne bacteria, virus and PM2.5 Particles. Materials or technologies that enhance peace of mind in living have been chosen e.g. non-toxic building paint, anti-bacterial film for lift button and door handles and self-cleaning alcohol station.” Mr. Pachrah said.
Life Asoke-Rama 9 is a joint venture condominium project with Mitsubishi Estate Residence (a company of the Mitsubishi Estate Group). Valued at Bht 9,800 million, it consists of two towers (Tower A with 42 stories and Tower B with 46 stories). There are 2,248 units, 95% of which have been sold. Prices start from Bht 3.1 million (or start Bht 125,000/sq.m.). Functional areas of the units range from 25-58 sq.m. The project is outstanding with common areas of over 7.5 rai. Offering easy access, it is only 300 metres from Rama 9 MRT station and surrounded by several premium shopping complexes.
The philosophy of the future of longevity design applied in Life Asoke-Rama 9 project for next normal co-living consists of four elements.
- The Next-Level of Sharing Space. A new theory known as ‘Human x Social Distancing Scale’ has been introduced. It uses the principle of designing human proportion in relation to social distancing in the common areas at 1.20-3.00 metres in order to reduce the density in shared areas like the lobby, the co-working space, the fitness centre, the lounge, etc.
- Clean Air Quality. It uses ventilation design to generate interior air circulation while developing innovation and using technology that generates long-term quality air at low energy and maintenance costs.
- Trustable Society. The performance standard of the management team from Smart Service and Management Co., Ltd. (SMART), AP’s property management arm, has been elevated to build a community of trust and peace of mind in every living space. This is achieved by ensuring that every area is away from germs while acting as an assistant to make it easy for residents to use facilities inside the project in addition to making strict cleanliness compulsory.
- Tech-Life Management. It uses SMART WORLD digital platform for post-move in quality of life management to facilitate living.
