WITH the demand for resort homes or vacation homes among wealthy Thais and expats on the rise, Khao Yai is considered a prime resort destination with weather similar to that of Northern provinces while being only a stone’s throw away from Bangkok. The planned motorway from Bang Pa-in to Nakhon Ratchasima will also boost the demand as it will shorten the travel time significantly.

The Creston Hills found itself in the line of fire. The Phuphobfah Co., Ltd., owner and developer of The Creston Hills Project – a luxury property project in Khao Yai – stated that the investigation of the alleged encroachment caused the company over one billion baht in losses. The damaging news caused buyers to back off or wait for the investigations to end before making decisions.
In 2015, authorities tightened investigations into illegally issued land documents and land encroachment in Nakhon Ratchasima near Khao Yai National Park. The year 2012 marked an all-time high for Khao Yai’s property market for residential supply which continued into 2013. But the boom was cut short after various large projects were investigated for forest and land encroachment with many in the crosshairs.

After a grueling 2-year investigation, the company received a favourable ruling regarding their dispute. The good news was received earlier in December 2016 announced that the alleged encroachment was false and the charges were dropped.
The company thanked all involved organisations including the Deputy Prime Minister General Prawit Wongsuwan who assisted in the investigation. But this is not the end of the road for there is now an additional investigation into the latest land measurement by the Department of National Parks, Wildlife & Plants Conservation which was the cause for the dispute.
